Russ Whitney is nothing more than a scam-artist and a charleton. I haven't read this book but I did attend one of his so called "free" seminars. Whitney wasn't even present. Instead, one of his "associates" gave a brief biography of Whitney and then proceeded to go into detail about borrowing money from five different banks in order to make $5,000 to invest in real estate. Big Deal! After that it was basically a two hour pitch for Whitney's real estate "Boot Camp" which costs upwards of $1500. What a joke. As a "free gift" he offers his books and tapes if you sign up for the boot camp. What a waste of my time. Needless to say, three quarters of what was a packed house had cleared out halfway through the seminar. Whitney is simply using the age old sales technique of playing off of desperate people's fears in order to steal what little money and self-respect they have left. Avoid Whitney at all costs. Why not take the $1500 and by one or two good books on real estate and then use the rest of the money as a down payment on your first property? By the way, he used the aforementioned book as a door prize at the end of the seminar, as his "associate" promised. He didn't even give everyone who won the same book. Two people received a pamhlet of Whitney's life story. Gee, I'm sorry I missed out on that one.

This is the worst book I ever read; its a total scam trying to intice the reader into going to a seminar. Is this guy serious? He talks about taking out a loan for $1000 from three different banks and paying off each one with the other's money. And this is supposed to impress the bank manager so much that next time he'll loan you money to buy cheap real estate. Give me a break. In each scenario that Russ talks about he almost always sets it up with a buyer who must sell and how he ends up buying the property for nothing and making a huge profit by spending a few hundred bucks to renovate. If this stuff really worked then Russ would have no time or need to give away his secrets for the price of a book. To all the people who gave this book 5 stars I would be willing to bet that not one of them made any money using the techniques; maybe they were motivated after a quick read but you can't make any money from these techniques; unless if you put them in a book. Don't waste your time or money.

Unfortunately, the rating system does not allow for a below zero rating- which is where this book belongs.
Having completed a 25 year career in mortgage banking, I can tell you that bankers are not as stupid as Whitney would lead you to believe. The techniques that Whitney offers in dealing with bankers- simply will not work.
Similar to other snake oil salesmen, Whitney discusses the OPM (other people's money) or no downpayment techniques to purchasing real estate.
These are great techniques in real estate markets that are so depressed that bank financing is not available. This is not the case in most real estatet markets in America today- especially in light of the current economy.
A reader would be better off buying books explaing the windfalls being made on Ocean Front Properties in Arizona.

I have to wonder about the validity of the statements in his book.
I was highly offended when I attended a Russ Whitney seminar. This seminar was not only high pressure sales... they actually LIED to you. From beginning to end! Someone came foreword as if to introduce Russ. He was doing a personal biography. I thought to myself, "That doesn't sound like the Russ I read about. Well, maybe someone is going to come on before Russ." The guy was introducing HIMSELF. Russ was not even there! There was no mention of this in the advertisements, etc. And they continued the illusion for as long as possible by having this guy act like he was even going to be introducing him. I could go on, and list even more this guy did. (I recently received more info for another seminar. I just threw it away.)

I have just returned from his scaminar, I mean seminar where his "associate" boasted about his book which was featured on Amazon.com. They gave away some copies as prizes. Paleeeze! The guy next to me and I were laughing waiting for the 'hook' during the seminar, which is soooo slick. Whatever is offered free is only given to those who paid the 'discounted price' of $1500 for the boot camp. Everything mentioned at the seminar has a price. The bokk is nothing more than the written pep talks and stories offered at the seminar. His money is made from the 25 who paid $1500 for the camp. That's $37,500 per seminar times 3 per week which comes to $112,500 per stop. Now THATS building wealth!

I attended one of Russ' seminars here in my home state and all I got was a total waste of 3 hours of my time. One of his "managers" planted a woman in the crowd to act as though she made money at it and then they tried to lure us in to a $3500 school for real estate. We were then basicly kicked out if we didnt want to go! What a rip off!! No wonder the guy is rich. He preys on the people with no brain and a little bit of money that they wish they could turn into a dream..
